Water Service Setup
What property owners and tenants each need to do to establish new water service with MDMWC.
About Water Service With MDMWC
Myoma Dunes Mutual Water Company (MDMWC) is a mutual water company — a private, non-profit corporation owned by the property owners it serves. Under MDMWC's bylaws, each account and/or parcel served by MDMWC must hold one share of the company's capital stock. This water stock is appurtenant to the land, meaning it is legally tied to the property itself and cannot be sold or transferred separately from it.
Because service is tied to stock ownership, establishing new water service works a little differently than it does with a municipal water provider. This page explains what property owners and tenants need to do to start service.
Establishing Service as a Property Owner
If you have purchased property within MDMWC's service area, water service is established as part of your escrow and stock transfer process. To establish service as the property owner:
- Confirm that your escrow company has contacted MDMWC to process the transfer of water stock associated with the property (see our Stock Transfer page for details)
- Complete MDMWC's New Application for Water Service / Transfer of Service form
- Provide proof of ownership — e.g., Grant Deed or closing/escrow documents
- Pay any required Account Establishment Fee & Stock Transfer Fee
- Ensure any outstanding balance from the previous owner has been paid through escrow, since a property is not entitled to water service until all shares are transferred into the new owner's name
By signing MDMWC's service application, the property owner agrees to comply with the Company's Rules and Regulations governing water service.
Establishing Service as a Tenant
The property owner/shareholder must authorize service to a tenant in writing, and remains ultimately responsible for the account even if bills are mailed to the tenant.
- The property owner/shareholder remains solely responsible for the water stock associated with the property; a tenant does not receive or hold shares
- Contact our office for the tenant authorization form
What You'll Need
Whether you're applying as a property owner or a tenant, have the following ready:
- Proof of property ownership (Grant Deed or escrow closing documents)
- A completed MDMWC water service application
- Applicable fees (account establishment, meter, and connection fees) — contact our office for current amounts
- Confirmation that water stock for the property has been (or will be) transferred into your name
